dc.description.abstract	El presente estudio de investigación denominado Estudio de Prefactibilidad para la Creación de una Empresa Enfocada al Desarrollo de Viviendas multifamiliares en Juticalpa, surge como respuesta a la creciente demanda de viviendas en la ciudad de Juticalpa. Para desarrollar este estudio fue necesario utilizar una tecnología basada en un enfoque mixto, utilizando un muestreo aleatorio de tipo probabilístico, y se utilizó la encuesta y la entrevista como instrumento para la obtención de información. Aunado a eso, se realizaron los estudios de mercado, técnico y financiero para determinar la rentabilidad del proyecto habitacional. El análisis de mercado proporcionó información esencial para comprender las necesidades y expectativas del mercado actual, y así guiar la planificación y ejecución del estudio, evaluando el precio y la competencia. El estudio técnico se enfocó en estudiar los aspectos técnicos y operativos que son fundamentales para la implementación de la empresa y de esta manera poder determinar el monto de la inversión el cual fue de L 2,477,468.37. A través del estudio financiero se obtuvo los indicadores que aseguraron la rentabilidad del proyecto.
dc.description.abstractenglish	The present research study called Prefeasibility Study for the Creation of a Company Focused on the Development of Multifamily Housing in Juticalpa, arises in response to the growing demand for housing in the city of Juticalpa. To develop this study, it was necessary to use a technology based on a mixed approach, using a probabilistic random sampling, and the survey and interview were used as instruments to obtain information. In addition to that, market, technical and financial studies were carried out to determine the profitability of the housing project. The market analysis provided essential information to understand the needs and expectations of the current market, and thus guide the planning and execution of the study, evaluating price and competition. The technical study focused on studying the technical and operational aspects that are fundamental for the implementation of the company and in this way to determine the amount of the investment which was L 2,477,468.37. Through the financial study, the indicators that ensured the profitability of the project were obtained.	es_ES
